Where are your services offered?
Our offices are located in Granite Bay, CA. We currently offer property management services in Granite Bay, Folsom, Roseville, Rocklin, Antelope, Citrus Heights, Sacramento, Fair Oaks, Carmichael, Lincoln, El Dorado Hills, Orangevale, and surrounding areas.
Do you offer competitive rates?Staying competitive is important to us at Blue Rock. The rates are as follows:
- Leasing: 50% of first months rent
- Management Services: 6% of monthly rent (w/ minimum $65.00)
- Lease-up Only Services are available at 70% of one month's rent to those who want to manage themselves
Can you direct deposit my income?
Yes! We offer direct deposit of funds.
What is your policy on maintenance?
When maintenance is required we manage the repairs for you and negotiate with vendors for competitive rates. We offer our tenants a 24 hour hotline for emergency repairs. All repair charges come with copies of invoices documenting work. No work over $250 (except emergencies) is performed without owner's written or e-mailed authorization.
How do you protect my property?
We begin by documenting the properties condition using digital photos and written contracts with the tenant. Video documentation is also available upon request. Before signing any tenants, we do comprehensive and extensive background screening. We also perform property walk-thru evaluations twice a year, including changing air filters (tenant's expense) and testing batteries on smoke detectors (subject to a $35 charge).
